Strong knowledge of real estate terms and concepts (lease-up, financing, and closing newly completed developments), finance concepts (NOI returns, cash flow returns, internal rate of return, present values and discounted cash flows and capital markets), and the transaction due diligence process. Real Estate Development: In charge of key projects and initiatives associated with the Real Estate Development function, including mixed use and retail projects as well as the government approval process. Manage detailed package submittals to various agencies (e.g. water/sewer utilities, CAFRA, SHPO, DOT, MUA). Manage joint venture relations with the deal team, oversee due diligence for direct investments, and incorporate comprehensive research analytics within the decision-making process. Retail Division: Direct all sub-market property management teams on operational, tenant, and city/compliance issues. Monitor performance of budgets and forecasts. Provide guidance on leases during negotiations. Interact with city and government officials on issues and special projects.
