Conduct regular exterior and interior property inspections to identify any needed repairs, services and improvements. Prepare budgets, variance reports and prescribe goals for property projections and operations. Complete all MRC and partner property reports in the appropriate time frames to ascertain tenant compliance with all lease obligations and overall property operations. Identify and implement repair and maintenance as needed through effective contract bidding, preparation, and administration. Hire, establish contracts, and supervise vendor services. Track and monitor account receivable reports and interface with tenants for rent collection. Compute and/or verify tenant billings from lease obligations. Review and approve input of lease information maintaining accurate data-base information in JDE. Maintain accurate MMC reports/tracking logs including but not limited to Rentroll, Building Component Maintenance Tracking, Capital Expense Calendar, HVAC Tracking, Insurance Tracking, etc. Maintain strong, positive tenant relations through regular tenant interaction. Direct and coordinate tenant move-in and move-out process and distribute welcome package. Analyze property conditions and operations and prepare appropriate recommendations for consideration by Ownership. Interface regularly with owner and brokers reporting current and planned operational strategies. Track and monitor security deposits. Complete calculations and correspondence for rent increases, property taxes and insurance. Prepare tenant year end and move-out expense reconciliations. Complete special projects as needed.
