Developing and implement effective site-specific reactive maintenance, planned preventative maintenance and life cycle replacement programmes.Participating in the preparation and development of site-specific life cycle replacement programmes.Implement procedures to ensure innovative and effective energy and utilities management and monitoring.Manage all sub-contractors and service providers. Sub-contractors which include but not limited to, specialist building maintenance contractors, grounds maintenance contractor and specialist contractor.Ensures that the Asset Management Plan documentation (Operations and Maintenance Manuals, Health and Safety File and Statutory records) are maintained in an up-to-date state in each property,buildings.Manage and coordinates project works, including the summer peak period ensuring efficiency and organisation of check out inspections, check and fixes, general upkeep and electrical and plumbing to ensure we are prepared for check insEnsures that the appearance and physical aspects of the properties meet established standards through routine quality and safety inspections.Production of monthly financial & contract specific reports as required by the Senior Management team and ensure the timely supply of site management information as and when required.Maintains adequate inventory of spare parts and maintenance materials and works within Senior Management team to order supplies and tools as needed to stay within budgetary guidelines.Originates, approves and submits purchase orders and processes invoices from vendors, contractors and service providers for payment and manages communication with finance team members and other stakeholders as required.Contributes to the development of the annual budget(s) for the properties and is accountable for attainment of related budget goals by analysing and evaluating financial statements, reconciling monthly statements against approved budget, and working with the Senior Management team
