About Nate Branham

My life mission is to leverage my skills and knowledge to create an impact and be an asset to those around me. Commercial real estate is the medium through which I plan to do that. Here\'s what that looks like in practice:Before graduate school, I spent 2 years as a Valuation Analyst at SiteTech Systems, where I underwrote over $250 million of real estate. Once I mastered real estate valuation principles, I began refining my underwriting process and became the top-producing analyst at the company while still attending school full-time. I then realized that we could also use our data resources to serve clients in new ways, so I drafted and proposed a sample market report to help clients navigate risk in tertiary real estate markets with limited available data, which clients began ordering on a regular basis.Following my tenure with SiteTech, I spent a summer with Johnson Development Associates on their Self-Storage Asset Management team. I used my valuation experience to underwrite over $100 million of pipeline projects, and built an automated valuation model that allowed the team to go from valuing the portfolio on an annual basis to a monthly basis. I then used my academic training to build a sell/hold analysis model, enabling them to project asset-specific future performance and calculate return outcomes at various hold periods. When my prior experience wasn\'t applicable, I learned new skills, like writing VBA macros to automatically collect, format, and organize raw demographic data for individual asset trade areas, which allowed the team to identify which characteristics correlate with strong asset performance and apply them when evaluating future investment opportunities.After graduating with my MBA in December 2025, I plan on entering the CRE industry in a transaction-focused role, where being hands-on in deals allows me to maximize the value I create. My insatiable desire for personal growth and track record of exceeding expectations will only grow as I continue to learn and find opportunities to add value. Commercial real estate is everywhere, used by everyone, every day. This makes it the perfect place to create a positive impact at scale, and I am determined to utilize my skills, knowledge, and passion to drive meaningful change in this industry and make the world a better place.

   Senior analyst for private credit firm with $1.1 billion in committed capital across 50+ residential development projects, supporting portfolio monitoring, scenario analysis, and investor reporting• Support investment managers in the onboarding and execution of new projects, currently totaling over $200 million in recently closed transactions• Streamline repetitive internal processes by building automation tools that utilize a combination of Python, AI, APIs, and Excel macros• Prepare and update investor reporting packages providing relevant financial data, project updates, and market condition summaries• Analyze housing market and macroeconomic trends to identify emerging risks and opportunities for new and existing investments
