I have been a successful facilities professional for over twenty five years in many different types of companies with many different and diverse responsibilities in facilities operations. I have extensive experience in every aspect of the facilities and operations arenas. I have overseen a vast number of work environments and work spaces in all types of buildings from high rise structures to multiple and single story locations. If you look at my work experience you will find I am the complete package with knowledge and more over proven hands on work experience in my area of expertise. I have never backed away from a challenge and time and time again have triumphed over any and all obstacles that have been in my path. I am a proven problem solver and my dedication to excellence and detail is second to none. My work ethic is old school and I lead by example, I never ask anyone to do anything I haven\'t done or wouldn\'t do myself. I believe this and my superior communications skills are just some of the reasons I have the ability to motivate those around me.    Direct all maintenance of 22 multi use and retail facility locations in the Albany & Hudson Valley markets with over 1600 employees and over 200 thousand square feet of space.Direct and oversee exterior & interior maintenance at over 50 hub sites.Responsible for lighting, electrical, HVAC, landscaping/snow removal, furniture repairs, plumbing and all other general maintenance tasks and contracts.Oversee and direct one Supervisor and four direct report maintenance technicians.Project coordination in the following areas:New construction and building renovations. All internal and external personnel moves.Organization and supervision of staff relocation responsibilities.Interact with facility occupants to insure proper design of the new space to meet departmental needs and functions.Overall implementation of TWC standards in conjunction with TWC Missions and Values in the facilities arena.Interact with contracted vendors to insure proper implementation ofBlueprints, designs and specifications.On site problem solving to insure timely and cost effective completion of projects.Coordinate with third party vendors, distributors and manufacturers in all areas of TWC facilities.Prepare RFP specifications and negotiate vendor contracts and agreements.Prepare rooms and grounds for meetings and special events “make ready” and break down.Coordination with the MIS/Telecommunications, Security and all other departments in support of TWC procedures and policies.Prepare and submit annual operating and capital budgets.In conjunction with Security plan card access and security alarm and camera systems.
