From sourcing deals to overseeing the initial phases of development, I ensure every acquisition aligns with company goals and market demand.Key Responsibilities & Achievements:• Identifies, networks, and sources strategic land and lot opportunities through market research, relationships with landowners, developers, and brokers, as well as proactive direct outreach initiatives.• Performs detailed financial underwriting, including revenue modeling, cost projections, and sensitivity analysis to evaluate deal viability.• Prepares comprehensive 200+ page investment packages (“white books”) for executive approval, including site layouts, plan selection strategies, market analysis, and full pro formas.• Collaborates cross-functionally with construction, planning, and marketing teams to ensure alignment between acquisition strategy and project execution.• Conducts site visits to evaluate site conditions and monitor development progress, ensuring alignment with timelines, budgets, and operational goals.• Negotiates purchase contracts with property sellers and development agreements with major land development groups and land banks in Houston.• Conducts title and municipal research, initial cold call inquiries, and in-depth feasibility analysis to assess and qualify potential land deals.(Utilize Zonda, Landvision, Acres, and Appraisal District)
