ABOUT MICHAEL WARSAW
As Senior Portfolio Director at Retail Strategies, I lead retail recruitment, market strategy, and development advisory work across communities in the Great Lakes, Mid-Atlantic, and Northeast. I help retailers, developers, and municipalities evaluate trade areas, identify opportunities, and execute data-driven retail growth strategies.Alongside my municipal consulting work, I remain actively engaged in commercial brokerage as both a retail tenant-representative and a land/site broker. I partner with national retailers and development firms on site selection, due diligence, market expansion, and lease/land negotiation for retail, multifamily, hotel, and mixed-use projects across the country. This combination of public-sector strategy and private-sector brokerage provides a unique, 360-degree perspective that strengthens every client engagement. My career began in college as a full-time brokerage intern at a leading Southeast office/industrial firm before joining Shannon Waltchack—one of the Southeast’s premier retail investment and brokerage firms—in 2019, where I advanced from Junior Associate to Associate. I am an active member of ICSC, CCIM, ULI, and the U.S. Green Building Council.Based in Birmingham, I stay involved through roles with Birmingham-Southern College and the Birmingham Rotaract Club. Outside the office, I enjoy cooking, traveling, golf, and time with family. Northern Virginia has become my “second home,” and if I’m not cheering on the Crimson Tide, I’m probably in D.C. at a Nationals, Capitals, or Wizards game.
