Provides high level client management to a residential/condominium portfolio consisting of Townhomes, Duplexes, High-rise, Mid-Rise & Low-rise buildings, New Builds (Developers/Builders), and Single-Family Homes (HOA)• Handles day-to-day operational, maintenance, administrative, and financial management for the properties within my portfolio• Creates operating budgets; analyzing expenses, and reviewing and coding invoices in relation to the operating & reserve spend, and homeowner chargebacks• Finalizes corporation insurance renewals, reserve fund studies and building engineering studies• Provides professional consultation to the Condo Board/HOA Board regarding important items such as reserve fund projects, insurance claims, operating fund projects (maintenance of community), recommendations from the building engineering studies and homeowner relations (mitigation of any issues regarding a homeowner)• Conducts quarterly site visits per year by reviewing property conditions to determine if there are any items of concern or common areas that need to be repaired while enforcing governing documents• Negotiates and solicits service contracts/supply agreements on behalf of the Condo Board/HOA Board• Works closely with vendors to resolve site issues by the direction of the Board or assisting Homeowners; responds promptly to all requests for service or emergencies• Facilitates board meetings and Annual General Meetings (some evening meetings required)• Provides monthly financial statements to the Board along with monthly management reports to summarize completed or ongoing activities within the community • Establishes and maintains the bylaws, rules & regulations, and policies for each community• Have knowledge and understanding of the Residential Tenancy Act of Alberta, Rules & Regulations of Alberta
