Currently manage a portfolio of 60 stabilized LIHTC properties (approx. 5,300 units) across 9 states.• Monitor LIHTC property performance: review quarterly financial statements, tax returns, and audits. Conduct site visits to assess maintenance needs and complete quarterly risk ratings based on financial metrics.• Manage capital release requests, ensuring timely funding and adherence to partnership benchmarks, underwriting models, and investor requirements.• Oversee refinance, modification, and loan upsizing requests, and model transactions’ impacts on financial metrics and investor benefit delivery. Present recommendations to investment committees.• Perform 704(b) capital account analysis to identify and mitigate tax credit delivery risks proactively.• Estimate ILP exit proceeds by analyzing partners’ capital accounts, calculating net sale proceeds, and interpreting LPA dissolution waterfalls.Starting in February 2024, Acting as Workout Officer to implement a workout strategy to turnaround a non-performing, 252-unit LIHTC property in TX where a Boston Financial affiliate has assumed the General Partner’s interest.• Collaborate with the Head of Workouts to overhaul leasing and property management, boost rent collection, and monitor expenses for cost-saving opportunities.• Created a tracking tool to monitor progress on leasing, evictions, and unit turns.• Analyze operating reports and metrics to ensure performance objectives are met.• Since February 2024, increased move-ins from 0-1 to 12-14 per month, improved collection rates from 84% to 95%, and reduced vacancies from 58 units (23%) to 37 units (15%).
