   Highland Woods Properties LLC specializes in the acquisition and improvement of raw land throughout the Smoky Mountains in western North Carolina. Our portfolio includes properties that we typically enhance with access roads, driveways, and cleared buildable homesites. These properties are then marketed to our growing buyer community as well as the general public.Through our flexible owner financing program, we provide land purchase options to buyers who may not qualify for traditional bank financing. This approach opens the door to land ownership for individuals and investors seeking recreational, residential, or long-term investment use.Due to the success of Highland Woods Properties, we launched Highland Woods Capital LLC in 2021 to expand our capabilities and include outside capital partners. Through this business, we offer both Accredited and Non-Accredited investors the opportunity to participate in secured, passive debt investments.Investors fund the acquisition of properties or land-backed notes that are fully managed internally—from acquisition and improvement through to sale and note servicing. In return, investors receive monthly principal and interest payments starting from day one, secured by real property assets.In addition to acquiring and improving land for resale, Highland Woods Capital also purchases existing seller-financed mortgage notes secured by vacant land. This includes both partial and full note acquisitions, enabling note sellers to unlock liquidity and investors to benefit from steady, asset-backed returns. This strategic expansion has strengthened our mission to make land ownership and land investment more accessible while delivering consistent, secured returns to our partners.
