   During my first two and a half years at Roots, I looked to gain a well-rounded experience in many different aspects of commercial real estate. I underwrote over 40 deals in a two-year period, totaling just under $1 billion of deal flow. Each of these deals required extensive market research to derive reasonable assumptions for several deal factors as well as presenting those assumptions and various deal metrics in investment memos for interested parties. When investors desired to take deals into due diligence, I led the coordination with the teams necessary to sign a purchase and sale agreement. I then led the due diligence process, ensuring all relevant teams understood and agreed on a business plan to increase the quality of communities and maximize investor returns. Post-close I created transition memos for our operations and asset management teams and coordinated with our asset management team to ensure timely implementation of our agreed upon business plan. I have a detailed understanding of the entire valuation process, and I am confident in my ability to seamlessly integrate into the equity side of acquisitions. I also underwrote a preferred equity raise for a $200M+ fund over 17 months, coordinating with multiple teams within my company. This experience was incredibly unique and allowed me to develop an understanding of underwriting outside a typical deal. During this process I conducted many analyses related to investor returns for multiple different scenarios, furthering my understanding of how equity partners perceive potential returns in an atypical investment scenarios.
