25 years’ experience as a Superintendent for the construction of high rise and commercial buildings. Responsible for ground-up construction up to Certificate of Occupancy (CO) and turn-over to developer, management of subcontractors, effectively coordinating work to meet project schedule, ensuring construction is in accordance with project specifications, and monitoring job safety.Superintendent Duties and Experience Plan, organize, and staff key field positions. Supervises and oversees all forepersons and craft workers in Contractor’s employ. Supervises and takes charge of all subcontractors’ forepersons. Coordinates the work of the various trades in the field. Supervises safety procedures for Project and always maintains safety Job site. Provides that a supervisory representative is always at the jobsite while work is being performed by subcontractors and/or Contractor’s forces. Monitor/control construction through direct supervision and inspection with on-site assistant superintendent(s) and subcontractors field representatives ensuring project is built on schedule, within budget, and in compliance with contractual agreement. Investigate potentially serious situations and implement corrective measures. Maintain a clean and orderly jobsite following established procedures; all performed in a professional, businesslike atmosphere. Cost conscious always, reviews/studies cost reports prepared by Project Manager. Implements project objectives, policies, procedures, and performance standards within boundaries of corporate policy. Material and Equipment Purchasing and Expediting Prepares daily/weekly Time Sheets and daily/weekly Job Status Reports, supervises daily cost coding by forepersons for cost accounting purposes and/or Staffing Reports Aids and maintains relationship with prime client and A/E contacts facilitating construction activities. Coordinates the delivery of all material(s) with the vendors. Attends project meetings, conducts labor negotiations/strategy meetings, safety meetings, field coordination meetings, Daily Huddles, etc. Become familiar with all local building officials and inspectors. Call for and record all required inspections and the results. Review and become thoroughly familiar with all contract documents including the plans and specifications. Read and become thoroughly familiar with all subcontracts.
