   Collaborate with Executive Management to establish brand standards to streamline the renovation and new construction design process and reduce potential change orders during construction- Establish standard drawing set management tools to ensure the most complete sets and accurate bids possible from contractors - Develop and maintain hard and soft cost budgets for prospective & acquired properties- Manage and oversee scope development between the financial, design, and construction team for all phases of the project: pre-design due diligence, design, pre-construction, construction and closeout with an emphasis on identifying and ensuring there is no overcommitment to scope- Lead and manage the design and coordination of all design professionals to ensure proper scopes were being addressed within project budgets with a sensible design that addressed each specific project\'s needs- Employ strong design skill and construction knowledge to lead review and coordination of all project deliverables at all steps of the process to identify value engineering opportunities -Aggregate established criteria that define critical path issues which could impact approvals to develop due diligence, design, and construction schedules - Coordinate with AHJ and GC to outline the processes to obtain any required permits as well as coordinate and oversee permit filing- Review financing, bonding, and funding requirements with the financial team as they pertain to design and construction requirements and establish milestones as they relate to the entitlements and approvals process- Manage all parts of the consultant onboarding process from drafting, RFPs based on project requirements, leveling, and contracting consultants for all phases of work - Lead researching cutting-edge construction systems and techniques with the focus on reducing on-site labor, expediting construction time, and eliminating trade overlap
