Hillway is a modern commercial property and asset management consultancy providing strategic advice and property and asset management to investors, funds and occupiers. We specialise in commercial property and asset management, delivering tailored solutions to both regional and national clients to ensure the effective performance and governance of their real estate portfolios.My role combines strategic oversight with a personal, “in-house” style service. With over two decades of industry experience, I work closely with clients to tackle property challenges, optimise asset performance and enhance financial returns, from high-level portfolio strategy through to the practicalities of day-to-day management, lease events and service charge delivery.I advise property owners and occupiers using an analytical, results-driven approach and have extensive experience in PropTech and AI, helping clients design and implement efficient tech stacks that streamline processes and improve reporting. This includes advising on digital transformation, guiding clients as they develop and implement digital strategies that make their property operations more automated, data-led and resilient.In 2025, I launched Hillway Digital, our in-house PropTech development division. Combining property expertise with AI-assisted proptech development, we\'re building software products that address genuine issues in property and professional services. What makes Hillway Digital different is we build from the practitioner\'s perspective. Every product solves a problem we\'ve encountered ourselves.

ABOUT MATT FITZGERALD
For over 20 years I’ve been immersed in commercial property and asset management, working on everything from multi-tenant portfolios to national estates. Over that time I’ve seen first-hand how technology can transform how real estate is managed. Today I bridge the gap between commercial property and technology, bringing AI, PropTech and automation into property management and wider commercial property services to drive efficiency, insight and better decision-making. I founded Hillway as a tech-forward, agile consultancy in a traditional sector. As Managing Director, I partner with property investors, landlords and real estate businesses to streamline operations, strengthen compliance and deliver clear, data-led reporting. Many of my clients are senior leaders who choose to outsource their property and asset management to us so they can focus on growth, knowing they have experienced Chartered Surveyors acting as an extension of their team. Alongside core Property Management, Asset Management, Lease Advisory and Service Charge consultancy, I specialise in PropTech integration and digital transformation. I help clients design and implement modern tech stacks, build workflow automation, and train their teams to work more efficiently. My focus is always practical, using technology to solve real problems, not create new ones. In 2025, I launched Hillway Digital to build PropTech products ourselves. Through this department we are combining property expertise with AI-assisted proptech development and building software products that address genuine issues in property and professional services.My background includes senior roles such as Equity Director and Head of Property & Asset Management at CPP, Principal Property Manager at NHS Property Services Ltd, Head of Property at A4e (now PeoplePlus), and Senior Surveyor at Lambert Smith Hampton. I hold a BSc (Hons) in Business Property Management and became a Member of the Royal Institution of Chartered Surveyors (MRICS) in 2008. I’m passionate about delivering exceptional results for clients and supporting the ongoing modernisation of the UK commercial property sector. I’m always open to connecting with investors, landlords and operators who want to improve how their portfolios are managed and make better use of PropTech and AI.
