All of our investments benefit from our extensive diligence process that includes an in-depth analyses on a variety of subjects within the market, including-Population, Job & Rent growth-Retrospective & forecasted median household incomes and home values-Local employment profiles of the submarket to determine risk profiles based on leading employment sectors within the area; and -Local school rankings and area crime statistics-Successful Cap-Ex pirouette either on-site or within the competitive set-Post Value-Add execution must provide delta to newer product of at least $175 per unit per monthOur investment criteria demand the following-Opportunistic valuation in terms of price per door (at a minimum 25% below replacement cost)-Cash-on-Cash returns in high single digits per year-Mid-to-high teens IRR-1.80x equity multiple-Stabilized yield on cost between 6.50-7.00% by Y3-Projected exit price per unit must be proven out by transaction history at the time of acquisitionWe enjoy long-standing relationships with our various capital partners, we are always looking to expand our network.
