ABOUT MATTHEW RYAN

I work as part of the Project Development team, responsible for multiple projects at differing stages, from feasibility and conception through to construction and post-practical completion.I have 16 years’ experience working in the real estate sector and I contribute to a multimillion construction pipeline consisting of Commercial, Mixed-Use, Residential, Hotels and Public Realm Developments. This involves:• Developing feasibility and initial concepts including site massing and strategic land use, whilst maximising development site potential• Obtaining budget costs, outlining programmes and initial design concepts for financial appraisals • Considering sustainability at every stage of the development process with options for decarbonisation, to help achieve our company objectives of net zero carbon by 2030 • Obtaining planning permission with stakeholder consultation • Overseeing detailed design through RIBA stages 1–7• Advising on the most suitable procurement and tendering strategy Working on multiple projects of values ranging from £100k up to £130m with exposure to all work streams of the development process. Supporting the Asset Management team with development appraisals, collating construction costs, professional fees and costed risk registers. Leading on site modelling/massing, strategic land use, and advising on maximising development site potential. Working closely with cost consultants and contractors to ensure project viability throughout the design process is maintained, and accurately reporting on a regular basis, whilst ensuring a high-quality product upon completion.Having regular stakeholder engagement and consultation with multiple parties within the Royal Borough of Kensington and Chelsea including the local community, retailers, commercial tenants, Ward Councillors, and resident’s associations; thereby developing and maintaining key relationships with prominent stakeholders. I have also completed a Masters Degree in Construction Management at the University College of Estate Management whilst working full time.
