ABOUT MATT BOWKER
I help developers and landowners unlock complex urban sites and secure planning consent. With over 20 years’ experience across property and design, I have played a central role in the growth of CODA from its inception into an established, award-winning architectural practice focused on housing-led regeneration. I specialise in the early stages of projects, where many of the most important decisions are made. This includes site appraisal, feasibility, capacity testing, and planning strategy. My role is to establish clear, viable development proposals that align design ambition with commercial reality and stand up to planning scrutiny. Working closely with clients and consultant teams, I lead schemes through pre-application and planning, navigating constraints such as site conditions, infrastructure, and stakeholder sensitivities to reduce risk and create a strong platform for delivery. Once planning consent is secured, projects transition to CODA’s delivery team, who take schemes forward through technical design and construction. This structure ensures continuity of design intent while allowing each stage of the process to be led by the right expertise. I focus on helping clients make better early-stage decisions, unlocking sites, strengthening planning positions, and setting projects up for successful delivery.
