Manage the day-to-day operations of a 271-unit luxury condominium association with an annual yearly budget of four million. Acted as liaison between staff, Board of Directors and FSR. Responsible for the training and development of staff members. Identified staff members to attend trainings to further their career. Oversee a staff of 14, monitored their progress with respect to their job duties and made recommendations on how to best utilize their time. Held daily meetings with the staff to set priorities and formalize projects. Analyzed delinquency reports, attorney legal status reports and presented periodical updates to the Treasurer of the Board. Contract negotiation with vendors. Prepared comparative analysis spreadsheets for presentation to the Board of Directors. Request for formal proposal for a variety of large scale projects including but not limited to: fire sprinkler replacement and pool deck and planter repairs. Interviewed and hired the Engineer to oversee the projects, filed notice of commencements as required, attended construction meetings and communicated all occurrences to the Board of Directors and FSR. Prepared an annual planning calendar to assess and assign yearly maintenance of specific common areas to ensure the longevity of each area. Scheduled third party vendors for repairs that were outside of the scope the in-house Maintenance staff. Oversee the repairs to ensure all warranties are observed.
