About Maria Genualdi
Most real estate issues in divorce do not show up in court. They show up later, when one party tries to refinance, buy a home, remove mortgage liability, or move forward and the settlement agreement no longer works. As a Certified Divorce Lending Professional, I work with attorneys, mediators, financial planners, and real estate professionals to evaluate real estate and mortgage related decisions before a settlement is finalized so the outcome aligns with actual lending guidelines. Because what looks workable on paper can change quickly once income is restructured, support is factored in, debt is assigned, or equity must be divided. In addition to my CDLP work, I advise clients on residential mortgage lending, including home purchases, refinancing, complex income scenarios, self-employed borrowers, and strategic loan structuring. My approach is intentional, educational, and practical. I help clients and referral partners understand the numbers, the lending impact, and the long term affordability of the decisions being made. Whether I am collaborating with a legal team or a home buyer structuring financing, my focus us the same: clarity, strategy, and solutions that hold up in real life, not just on paper.
