   Oversaw the entire portfolio and operations of an Owner-Operated company which is comprised of 26 Properties, Commercial/Office/Hotel and Multifamily. Consisting of over SF spread throughout five states. Act as a professional liaison with banks, lenders, borrowers and attorneys in all matters in order to successfully overcome lender complications such as negative environmental issues with properties, loan document issues, Time of the Essence issues, along with the full spectrum of communications for all property matters. Implement and execute refinancing and capitalization for the portfolio to maximize investor returns. Initial review of any Lawsuits stemming from a COJs, slip and fall, brokers, insurance.Worked directly with Marriott International to secure a Franchise Agreement with the corporation under the Fairfield flag. Responsible for Loan Document review, covenant testing (DSCR), insurance coverage, Estoppels, SNDAs, Subordination agreements, review annual reports prior to sending to lenders. Engage and retain third part report firms; i.e, Appraisals, PCR, Feasibility Studies, Surveys, etc.Preliminary engagement of many Real Estate disciplines; i.e, Architects, Designers, Engineers, Brokers, Management Companies, Vendors, Attorneys. Engage and maintain relationships with the municipal tax assessor and representatives to lower property assessment. Work with local regions to secure incentive Tax Programs – i.e, PILOT, IDA, ICAP, PACE.Conduct lease negotiations and renewals, hire brokerage firms, management firms, and general contract negotiations with all supporting vendors. Work on acquisition and disposition of all of our assets. Compile basic bookkeeping for quarterly and annually LLC tax returns and working directly with CPAs. Oversee construction timelines and re-branding of certain assets, deposition negotiations, integral part of acquisition process and transitional period and closings. Soliciting bids and vetting contracts.
