Conduct audits and compliance reviews of closed mortgage loans to ensure quality and adherence to lending regulations and compliance requirements. Verify that signed closing documents are complete, and all conditions are received and cleared prior to loan purchase. Make outbound calls to borrowers, brokers, title companies, AMCs, and other vendors to follow up on documentation and prepare loans for due diligence and sale. Collaborate with internal teams (Underwriters, Processors, Closers, Operations Management) and third-party vendors to clear purchase eligibility conditions. Work with partners to obtain missing documents and address TRID violations. Maintain and update Due Diligence procedures to ensure compliance with current regulations. Resolve loan file deficiencies to ensure salability and insurability with investors. Analyze and calculate financial documentation used in lending decisions. Address compliance, credit, and collateral issues identified during due diligence reviews. Request and review additional information as needed to ensure compliance and completeness. Review trailing final documents for accuracy and completeness, including recorded mortgage, final title policy, assignment, and documents specific to loan programs. Obtain and clear outstanding documents, such as title policies and endorsements, to facilitate loan delivery. Ensure adherence to policies, laws, and regulations, while communicating effectively across different departments (loan officers, underwriters, closing department). Demonstrate a deep understanding of Fannie Mae, Freddie Mac, and wholesale guidelines to satisfy investor risk assessments
