Negotiated construction management contracts, written Scopes of Work, developed project schedules, budgets, and supervised construction. Researched, located, and acquired properties for residential and commercial development, negotiated neighboring properties access agreements. Developed performance reports for presentation to investors and financial institutions. As a key member of the development team we successfully negotiated an initial equity raise of then assisted the team in closing the building loan agreement for a total of in financing. Assembled and completed due diligence for projects with budgets in excess of Identified a property for sale and negotiated with the adjacent property owners to acquire their properties. Completed due diligence and combined the lots to form a foot footprint for a total of over buildable square feet. Negotiated and cured the Zelda and construction complications allowing the sale to close. The assembly was resold for a quick profit. Completed construction of a 9-story, 15-unit new condominium building on East 31st Street in Manhattan.
