Work with Real Estate Professionals and assist with the creation of scope or work for tenants renewing their leases. Create Lease exhibits reflecting the requirements.·Prepare and negotiate contracts, inclusive of determining scope of work and fee structure.·Interview and meet with clients to help them determine the scope of their improvements. Provide design concepts and prepare conceptual drawings taking into account all of the code requirements for their improvements·Complete disabled access surveys of buildings and sites and determine existing deficiencies. Prepare·Select finish options and present specially design elements to clients for incorporation into drawings.·Provide construction management services to Landlords, inclusive of reviewing construction costs, interviewing contractors, value engineering projects, and serving as construction coordinator during build process.·Provide final review of all construction drawings prior to submittal to the City to ensure plans meet all code requirements and are reflective of the agreed upon scope of work.·Prepare all billing to clients inclusive of all required AIA release forms.·Present final construction drawings to client/tenant and landlord for review and approval. Ensure client/tenant has complete understanding of plans and scope of work·Coordinate all required work the structural engineer, i.e. New HVAC unis, mezzanines, new elevators, full height demising walls, new dock equipment, fencing, etc.·Serve as liaison between client/landlord and mechanical, electrical, fire protection engineers to ensure the scope or work is adhered to.·Meet with City Building Officials for over the counter plan review and all plan check submittals.
