Strategize with internal departments to streamline operations, improve efficiencies, reduce costs & insure operational needs are being met. • Oversees construction/renovation projects at all locations, facilities maintenance, interior & exterior landscaping, vendor negotiations, lease negotiations, utilities, generators, HVAC, electrical, UPS, contractors, & parking areas at each location. • Manages both internal & third-party facilities resources such as facilities contractors, construction crews, landscape teams, vendors & on-site facilities personnel. Manages close-out of leased & sublet space. Liaison to sub-tenants at sublet facilities. • Oversees security operations for building badges, card readers, cameras, alarm systems & life/safety equipment• Responsible for emergency needs for facilities operations including HVAC malfunctions, glass breakage, flood situations, security alarms, mold remediation & more, within company policies, OSHA and Environmental Health & Safety Standards; Emergency Response Training & insuring staff has appropriate AED, CPR, First Aid & Fire Extinguisher training. Performs facilities inspections. • Directs, delegates, & schedules work crews to accomplish all aspects of facility repairs & maintenance, moves & reconfigurations, closings & acquisitions, headcount and space utilization. Works with various city officials within building, fire, planning and zoning & architectural review boards when necessary.
