As a part of my responsibilities, I am required to obtain bids, create contracts, and verify contractor insurance certificates to ensure they meet the requirements set forth by owners and management. I am also entrusted with the responsibility of managing capital projects which includes overall tracking and management of projects, owner meetings, scope of work development, and city and county official communications.I work with engineers or engineering firms, track and manage projects, handle contract negotiations, and complete work approvals. I am also responsible for the project budget as it relates to maintenance or capital improvements. I assess and recommend capital improvements with budget recommendations, implementing them as necessary. Additionally, I assess and recommend maintenance improvements with budget recommendations.To ensure that the property is well-maintained, I conduct annual maintenance inspections to company standards and evaluate suppliers and their services on an annual basis based on quality, customer service, and pricing. I also lead on-site maintenance staff in the diagnosis of problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structure, and appliances.Supporting property and regional managers with associate training and coaching is a part of my job. I promote and participate in company-sponsored training programs and coordinate and lead maintenance manager meetings to discuss company and regional updates and relevant supplier initiatives. I also schedule preventive and floating maintenance if applicable.Lastly, I perform other tasks as directed and comply with all company policies and procedures as well as all applicable health, safety, local, and federal laws.

I have been working as an Area Maintenance Manager at Avenue5 Residential for more than two years. I am responsible for overseeing the maintenance and capital improvement projects of the properties, ensuring the highest standards of quality and safety are met. My duties include managing the budget, scope, and timeline of each project, as well as the contracts, insurance, annual inspections, training, and approvals of external contractors and vendors. I work closely with engineers, owners, property managers, maintenance supervisors and city officials to coordinate and communicate the progress and outcomes of each project. With my background in construction, maintenance, mechanical, electrical, and plumbing (MEP) work, and holding a license as a contractor and a certification as a level 3 mold and asbestos worker, I have the necessary knowledge and skills to perform my role effectively. I am also proficient in Microsoft Word and Excel, and possess excellent technical and customer service skills. I have led and trained a team of more than 30 employees, and helped to turn a club into an artistry club. For my outstanding performance, I was awarded the 2020 Maintenance of the Year award.
