Leading the property management team comprising of 7 colleagues with responsibility for over 1,800 UK stores across Superdrug, Savers, Three and The Perfume Shop.• I am working with our business rates partner to devise the strategy regarding priority appeals coming out of the 2023 revaluation and coordinate MCCs.• I lead major service charge challenges alongside our consultants with legal advice sought where required.• Implemented a property management tracker for general matters such as roof leaks with a RAG rating system to direct resources and ensure that matters are dealt with in an appropriate time scale.• I oversee the Christmas storage project and any consents required for store refits including wayleaves and licence for alterations. • I collaborate with finance on budget plans including for service charge and manage our external building surveyors on dilapidations claims, party wall disputes and notices to repair. • Undertaking appraisals for my 6 direct reports and supporting their professional development.• Lead for a project identifying stores with a high risk of RAAC so that further surveys can take place and identified an opportunity to recover loss of gross profit from water providers undertaking works so in the process of onboarding a provider for this.• I am responsible for contract managing 3 external providers in the areas of service charge, business rates and general matters where I monitor performance against KPIs and retender as required.• Key member of a working group to implement an upgraded MRI Horizon property database and on the legal tender committee.• I manage the property administrators responsible for processing payments, reclaiming VAT and ensuring that our property management data is up to date.• I work closely with the project management team to ensure that refits are not impacted by any landlord\'s disrepair and assist in managing our FM provider for any tenant repairs.

Joshua is a Senior Management Surveyor (Head of Property Management) who is leading the property management team consisting of 7 colleagues at AS Watson, a leading international retail group with over 1,800 stores in the UK across Superdrug, Savers, Three and The Perfume Shop. As a self-motivated MRICS corporate real estate leader with over 8 years of experience across various sectors, he leads and implements carefully crafted and innovative strategies to maximise results with a strong background in lease advisory, property management, portfolio management, and acquisitions. He is onboarding a provider to recover the loss of gross profits from water utility works and developing thought leadership in the commercial real estate sector having attended Proptech Connect (Europe’s Largest Proptech Event) last year. In his previous role, he secured occupational savings in 2023 of circa £3 million over the lease term by negotiating favourable lease renewals and regears, offloading excess space, and maximising income from the sublet portfolio. At Colliers he negotiated a large volume of outstanding rent reviews for Bupa at nil increase which released substantial accruals and increased income from the sublet portfolio for ALDI and JD Wetherspoons. Joshua has worked with various leading corporate occupiers including Bupa, Vodafone, JD Wetherspoons, ALDI, Pret a Manger, Burger King, IKEA, Yorkshire Building Society and Kate Spade. He has also worked on large-scale regeneration projects such as the Crompton Place Shopping Centre in Bolton where he coordinated teams in creating a report analysing demand and supply which examined the viability of retail, leisure, hotel, office, and residential uses. Joshua\'s experience at leading firms such as AS Watson Group, Colliers, John Lewis, Cushman & Wakefield, and Lambert Smith Hampton has enabled him to develop many industry contacts. More recently he has become an RICS assessor for the MRICS and AssocRICS routes.
