ABOUT JOSHUA MASTRANGELO

I look at land in terms of its characteristics – the topography, its natural features – and how they might blend with the real-world implications of modern living and functionality. It’s this combination of artistic and analytical perspectives that ultimately inspires and drives the design and creation of community within a development.As Vice President of Real Estate Investments & Development, I am responsible for strategically managing the acquisition and development of real estate projects in Delaware and the Eastern Shore markets. I have been bringing leadership, direction, vision and discipline in terms of execution for over 25 years.I’ve been on both sides of real estate development, from regulatory to private development. My core strength is the ability to profitably complete projects in the face of obstacles; to hold myself accountable for all outcomes; and to continually watch trends, opportunities to create profitable and attractive alternatives in land development.Paying attention to details and incorporating subtle nuances during the design & planning process enhances the experience of people, it’s about selling community and how that community makes someone feel. First impressions are very important, how a person feels about a community the moment they enter is critical in shaping how they feel about it. The best communities are designed around the land’s natural features which enhance one’s experience of place.You work to create a place where people feel happy. Sitting on their porch or walking through their community or enjoying the amenities. These decisions are one of the largest investments we make both emotionally and financially. We look to create that value and protect it.
