Our proprietary structure, the \"Deferred Sales Trust\"(\"DST\"), is an exit strategy for those who want to dispose of highly appreciated assets while deferring the associated capital gains and depreciation recapture taxes. It is a 1031 Exchange alternative and rescue that does not require the taxpayer to reinvest in like-kind property and is not subject to the onerous 45 and 180 day deadlines of a 1031 Exchange. Among other things, it can be used to defer taxes on the sale of commercial real estate, valuable artwork and other collectibles, uncompleted land contracts (and contracts for deed), and is especially useful for the sale of businesses, for which the 1031 Exchange structure is not always effective. Of course, if a 1031 Exchange is the most suitable structure for your client\'s transaction, we can help you with that as well.
