Started as Executive Director of Homes at Two Rivers Housing in July 2024. We have restructured the repairs, assets and landlord compliance teams - creating internal opportunities for colleague progression. Supporting Team Leaders and Repairs Managers to complete Level 4 Construction Qualifications. supporting surveyors to complete HNC\'s and achieve CIOB membership. supporting compliance managers to complete level 4 ASCP/VRQ qualifications.Dissolved our repairs subsidiary, Centigen FM - Internalising services to improve communication and overall services for tenants (TUPE transfer);Expanded the ground maintenance service and improved performance following tenant feedback; Improved repairs performance from 30% urgent and 50% routine repairs completed on time to >90% of urgent and >85% of routine repairs completed within target (January 2026);Co-created a repairs policy with residents;Set up our Assets, Investment & Development Committe and developed our Asset Strategy;Worked with tenants to move to a condition based major component replacement programme, from a fixed lifecycle programme ahead of the published decent homes standard consulation;Created EPC C plan, to ensure all our homes meet EPC C by 2030 - £4.6M in grant over three years;More to follow. 🫡Prior About:Cardiff Community Housing Association:Internalised CCHA\'s responsive repairs services in April 2020 - during the Covid Pandemic.Internalised grounds maintenance team in August 2022, followed up with cleaning and soft facilities management/compliance services in February 2023.Restructured CCHA\'s Property Services directorate in 2021, to sustain excellent services for tenants in the years to come. Growing the team from 15 colleagues in October 2020, to 90 as at January 2024. Embedded an award winning landlord safety compliance team in the directorate with excellent internal audit outcomes since 2020. Supported by a brilliant Governance Team.We supported Network 75 graduates and had a grow your own community, supporting HNC\'s and other professional development qualofications - with over 20 property services internal colleague internal promotion opportunites from early 2020.We recieved over £10M in grant from WG from 2022 to 2024 to support fire safety improvements on high and mid rise homes in Cardiff.Improved the repairs service to deliver (June 2024)->95% Emergencies completed on time>90% Urgent Repairs completed on time >80% Routine Repairs completed on time80 routine repairs overdue their target date.
