Senior Construction Project Manager @Sprouts Farmers Market

Responsible for the planning, execution, supervision and management of Build To Suit and Tenant Improvement projects. Duties involve frequent travel, and coordination of the professional team (Architects, Contractors, Vendors, etc)- Schedule projects in logical steps and budget time required to meet deadlines- Issue, receive and review General and Refrigeration contractor bids and qualify them for project selection- Prepare contracts and negotiate revisions, changes and additions to contractual agreements with General and Refrigeration contractors- Inspect and review projects to monitor compliance with Sprouts requirements- Interpret and explain plans and contract terms to administrative staff representing the owner or developer- Direct and supervise General and Refrigeration Contractors- Contract, and oversee workers who complete specific scopes, such as Interior Décor, Millwork and fixture subcontractors- Prepare / review budget estimates and progress and cost tracking reports- Review, qualify and approve General Contractor change orders and Pay Applications and ensure all Conditional and Unconditional lien waivers are accounted for prior to releasing final retention pay- Confer with owners, contractors and design professionals to discuss and resolve matters such as design and construction problems- Review Lease documents and ensure completion of all requirements prior to accepting delivery of a building- Coordinate and oversee the commissioning of the space and ensure the completion of any incomplete or faulty items- Upon Substantial Completion of the building, inspect the premises and create a Punch List of incomplete or unacceptable items, and follow through to completion- Review Refrigeration contractor invoicing prior to authorizing payment- Review Vendor and subcontractor invoices for accuracy and delivery prior to authorizing payment.
