The way I kept deals clean and predictable involved modeling the flow of funds, aligning equity adjusters with draw schedules, and pressure-testing terms against investor benchmarks.One turning point came on a flagship project, where I reworked the waterfall to reconcile syndicator requirements with loan mechanics and public subsidies, aligning a nine-figure equity/debt structure without slipping milestones. Internally, I built crosswalks between credit memos, loan docs, and checklists that cut rework at close and reduced last-minute escalations.
