Acquired this diamond in the rough square foot self-storage facility that was performing with lackluster occupancy (65%- 70%) and persistent >60 day delinquency in excess of 10% of total revenue. Initiated efforts focused on transformation in three areas:(1) financial performance visibility,(2) market impressions and (3) onsite management capability / commitment. We are now operating at a mid-90% occupancy, a 40% climb in monthly revenue, while consistently carrying less than 2% delinquency- We implemented a fully integrated cloud-based management solution while standing up simple referral-based marketing programs- We cleared old debt with tenant payment plans, late rent reminders and implemented a consistent auction program - We invested in capital improvements to catch up on deferred maintenance and dated signage- We recruited more fully engaged onsite management leadership with cash-based \"skin-in-the-game\"- and most importantly, we listened to our valued tenants, our vendors, and the onsite team to sharpen the company\'s impression and continually tune operations.
