Responsible for conducting required inspections for the Housing Choice Voucher Program and related rental assistance programs administered by the Assisted Housing department to ensure compliance with HUD\'s Housing Quality Standards (HQS). Performs a variety of inspections and related administrative tasks. Specific duties include the following.Schedules all HQS inspections in the Elite Inspection Module and completes HQS inspections on the Elite Inspection tablet.Performs annual recertification, initial and complaint HQS inspections and advises parties of inspection results and HQS deficiencies identified during the inspection.Advises owners and residents of procedures to correct HQS deficiencies and notifies parties of compliance deadlines.Conducts rent reasonableness analysis for requested rent changes on annual inspections and determines rent reasonableness of contract rents based on comparable unassisted housing and completes rent reasonableness certifications. Notifies residents and landlords of rent approval or denial.Requests and schedules appointment for inspections/re-inspection and prepares inspection forms, distributes information on inspections to residents, landlords and housing eligibility specialist, and completes data entry in the Elite Inspection Module for all inspections. Promptly performs resident complaint inspections and advises parties of results and ensures deficiencies are corrected within specified deadlines to comply with HQS regulations.Monitors deadlines to ensure repairs are completed in a timely manner and reviews the repairs to ensure the HQS deficiencies are properly corrected.Monitors and reviews each inspection and recommends abatement, detainment, and termination of housing assistance payment contracts when required. Notifies the tenant and landlord of actions related to the HQS inspection.Maintain an organized file system for all active inspections.
