With the new Tangible Property Regulation taking hold in Jan. 2014, more and more clients are looking for documentation of the assets within buildings they own. MS Consultants breaks apart the structural components of the property. This allows accelerated depreciation today, thereby reducing current income taxes. Our Cost Seg Reports can be used to help with abandonments when renovations occur and items are removed from the buildings. Our unique break out of 5, 7, 15 AND 39 year components allow our reports to continue to provide value after the initial income tax deferral.

I help clients review their portfolio of properties. We will look for Cost Seg, 179D and 45L (energy efficiency) tax reduction opportunities. We will also review Solar Power, Geo Thermal and Wind installation opportunities for clients.Upon review, we determine which building(s) will provide the best tax deferral opportunities. We then begin site visits and building analysis. Once the studies have been completed, we deliver the completed reports to help the client see the full impact of our work. This will include the current tax deferrals available, and the future tax benefit upon renovation.
