Currently Mr. Deutchman serves as the Housing Development Manager at Brooklyn Community Services where he oversees all real estate development activities for the organization. He oversees the entire development process from acquisition through construction. Under his leadership he has enabled BCS (a service provider) to become an affordable housing developer. He is currently working to acquire Affordable Housing development sites in Brooklyn while overseeing BCS\' current projects in various phases of development. For projects that are done in partnership with another entity, he represents BCS as the co-GP.This includes negotiating JV partnership agreements, operating agreements and other agreements required for development projects. He also manages design and construction. Responsibilities on the design and construction side include the supervision, coordination and monitoring of consultants and contractors. This includes monitoring schedules, construction draws, construction agreements, and quality control. He interacts and liaises with town, city and state agencies to obtain approvals, permits and sign-offs. Currently he is involved in a 200-unit 4% Low Income Housing Tax Credit/Tax Exempt Bond project with ESSHI operating subsidies for 72 units serving Seniors w/something, adults with mental disorders & adults with substance abuse disorders in Coney Island, a 300-unit 4% Low Income Housing Tax Credit, Tax Exempt Bond project with a ESSHI operating subsidy, a BCS office build out funded by a NYCEDC $2.5mil grant, a DASNY grant for $1mil. and an approximately 50k sqft market rate residential condos development in Downtown Brooklyn, as well as other projects.
