His tax returns showed too little income so we used 12 months of business bank statements and qualified him on over 35% more income than his returns showed. A freelancer hadn\'t filed taxes in years. We got her into a home using only her 1099s to verify income. A daycare provider was told she couldn\'t qualify for the luxury rural property she wanted. Business bank statements made it happen. A retired client with no job and no employment income needed a refinance. He had significant IRA assets but didn\'t want to touch them. We used asset depletion to generate qualifying income on paper. He never moved a dollar and he qualified easily. These aren\'t edge cases. This is what I do every day. I specialize in bank statement loans, 1099 income loans, DSCR loans for investors, asset depletion, and conventional financing for borrowers who\'ve been told no elsewhere.
