I bought and sold my first single family home in the mid 1990\'s, turned a decent profit, and caught the real estate bug. I repeated that success with a second single family home in the late 1990\'s. Acquiring real estate started to become my side gig and I loved it. I acquired my first duplex in 2002 and rented it out on a long term basis for the first decade. In 2012, I discovered VRBO and started vacation renting the duplex on a shorter term basis. A few years later, I added a page on Airbnb\'s website. My property\'s popularity rose to number 1 on VRBO in Manhattan Beach, CA and my occupancy rate averaged 90-95%. Guests visited from all corners of the world. I loved every aspect of the hosting experience from building a fantastic maintenance team to meeting various travelers and listening to personal stories about what brings them to the area. Rental income increased substantially over time to not only cover the mortgage payment but also support my lifestyle. In 2020, during the height of the pandemic, I talked my family into investing in an 8 unit boutique vacation rental complex located 1 block from the Atlantic Ocean.
