ABOUT JAMES FREEMAN

I have spent almost 20 years at the intersection of real estate investment management and alternative investment structures — building, operating, and scaling real estate investment platforms that serve both institutional and retail capital markets. Most recently, I was a member of the working group that led the perpetual-life vehicle buildout at Bridge Investment Group, assembling more than $700M in GAV across a NAV REIT, 3(c)(5) structure. That work required simultaneous command of portfolio construction, capital allocation, redemption governance, and liquidity management — in conjunction with wirehouse distribution, RIA channel engagement, and broker-dealer relationship strategy. In short: the full operating stack of a semi-liquid alternative investment management platform, built from the ground up. My primary asset expertise is industrial real estate and net lease — bulk distribution, build-to-suit, infill industrial, and the acquisition and operating disciplines that drive durable value creation across these strategies. I have deployed capital and managed joint venture equity structures across multiple U.S. markets and asset cycles. What distinguishes my profile from most real estate operating executives is a focus on the deliberate integration of AI into the investment management workflow including Retrieval-Augmented Generation (RAG) and agentic automation tools to transform underwriting speed, portfolio monitoring, and data synthesis across CRE investment operations. These agentic systems are able to measurably accelerate the analytical output of investment teams and reduce manual process dependency across the investment management lifecycle. Agentic automation is rapidly becoming table stakes for any real estate investment management platform competing in today\'s market; I bring the expertise required to create a durable edge.
