Responsible for the valuation and financial analysis of hotel and hospitality real estate across the UK and Europe, advising lenders, investors, developers and hotel owners on operational real estate assets.Key responsibilities include:• Undertaking RICS Red Book valuations of hotel assets for secured lending, acquisitions, financial reporting and strategic advisory• Analysing hotel trading performance including revenue segmentation, GOP and EBITDA to assess sustainable income and asset value• Building discounted cash flow and capitalisation models to evaluate investment value and stabilised performance• Assessing capital expenditure programmes including bedroom refurbishments, PIPs and repositioning strategies and their impact on asset value• Undertaking market and competitive set analysis to evaluate demand drivers, supply pipelines and hotel positioning• Reviewing hotel management agreements, franchise agreements and lease structures to understand operational and investment risk• Supporting lenders and investors with due diligence and investment analysis relating to hotel acquisitions and development projects• Valuing a range of hospitality assets including luxury hotels, resorts, limited service hotels, serviced apartments and mixed-use hospitality schemesSkills developed:• Hotel valuation and feasibility analysis• Hospitality real estate investment analysis• Discounted cash flow and IRR modelling• Hotel operational benchmarking and market analysis• Capital expenditure and asset repositioning analysis
