About James Boglioli

James A. Boglioli, Esq, is the Director of Right to Build (Northeast US) for Benderson Development Company. In this capacity he obtains land use and environmental permits for retail center projects, office buildings, industrial parks, hotels, and self storage facilities, as well as supervises outside attorneys and consultants and works with an internal team of leasing agents, engineers, architects and planners to develop projects and coordinate approvals. Formerly, Mr. Boglioli served as an attorney with both Whiteman Osterman & Hanna and Forchelli, Curto, Schwartz, Mineo, Carlino & Cohn. His areas of expertise include land use law, zoning and planning, State Environmental Quality Review Act (SEQRA) compliance and wetlands regulations. His experience includes the representation of clients before municipal boards to obtain rezoning, variances, site-plan approval, and other land use approvals as well as the preparation of documents examining the environmental impact of projects as required under SEQRA.He has formerly served as the co-chair of the Coastal Resources and Wetlands Committee of the Environmental Law Section of the NYS Bar Association (20••••09); as a member of the NYS Freshwater Wetlands Appeals Board and as an Assistant Town Attorney for the Town of Oyster Bay He was awarded a Juris Doctor from Hofstra University School of Law where he was a member of the Law Review. While in law school, Mr. Boglioli served as a legal intern for the Department of Environmental Conservation, Region 1. He holds a Bachelor of Science in Natural Resources from Cornell University. Mr. Boglioli is the author of Can Local Municipalities Regulate Hours of Operation by Utilizing Their Zoning Authority, The Nassau Lawyer, Vol 53, No.7, March 2004 and A Final Blow to the “Practical Difficulty” Standard for Area Variances, The Nassau Lawyer, January 2003 and lectures on SEQRA, wetlands regulations and other land use and development topics.Specialties: Land use law, zoning and planning, State Environmental Quality Review Act (SEQRA) compliance, and wetlands regulations.
