Job role:Trouble shooting, complaint handling and problem solving on estate issues to remove blockers, enhance services and increase resident satisfaction across all tenure groups including Tenants, leaseholders, Shared Owners, Private Landlords.Manage and co-ordinate and redesign where necessary a range of estate-based services being provided by internal and 3rd party contractors for our customers.Key duties, responsibilities and achievements:• Delivered project to replace 192 external doors• Managed review of 48 flat block ahead of lift refurbishment, assessing with residents their need for decant/PEEP/other support while lift out of service• Worked with Homecare understanding and leading on core issues at Ward Royal• Led on Ward Royal area initiatives e.g, veggie patch, bench repairs, CCTV• Key contact point at Ward Royal for both Abri & external contractors• Mediated repair of broken Residents Association/local Housing team relationship• Supported contract manager with GM & Cleaning, improving overall standards• Created & managed area newsletter/action plan for Ward Royal & Sawyers Close• Coordinated Abri response to Ward Royal gas leaks & sewerage issues• Challenging poor service and inappropriate outcomes for our customers both internal and external.• Provide contract management for a group wide 3rd party contract covering cleaning and ground maintenance services.• Evaluate the needs of the identified Estates to ensure that our customers receive a high-quality, comprehensive and relevant services.• Represent Abri for external stakeholders and acts as a conduit for other service provision within the areas.• Communicates across directorates to ensure the Estate Services are provided to a high and consistent standard. • Takes a proactive approach to manage and respond to complaints or service delivery failures working with all business areas.• Build and maintain successful relationships with external partners and stakeholders.
