Strategic planning, leadership, support for improving the programs within the Facilities Management and Maintenance teams. • Provide technical expertise in conducting Reliability Engineering analysis. • Lead and support Root Cause of Failure Analysis (RCFA) and investigation of incidents/failure events and prepare technical reports • Reliability Engineering • Develop risk-based technical specifications for establishing the most reliable and comprehensive routine preventative maintenance tasks to mitigate against the risk of asset and equipment failures and extend the life of assets • Lead a successful delivery of such hard facility management services as HVAC (Heating, Ventilation & Airconditioning Systems like Chillers, Variable Refrigerant Volume, VRV, systems) maintenance, Boilers, Domestic Hot Water Tanks, Fan Coil Units, Pumps, Emergency Power Generators, Water Treatment Plants, Sewage Treatment Plants, Mechanical, Electrical & Plumbing services (MEP), Building Automation & Building Management systems (BAS/BMS), and for such soft services like Cleaning & Janitorial Services, Concierge, Security & Access Control, Health & Safety, Gardening & Landscaping etc. • Sourcing & Procurement: Vendor prequalification & selection, Draw up a scope document for developing a Request for Proposal (RFP) towards vendor and contractor selection; Establish Key Performance Indicators, KPIs, and Service Levels that are focused on organizational goals • Develop processes and Standard Operating Procedures (SOP) and policies • Maintenance Planning & Scheduling: Develop a planned preventative maintenance work management process; Review maintenance work requests/demands both at tenant and building level and assign priorities for closure; • Budgeting & Cost Control: Conduct Facility Condition Assessments necessary for assigning limited budget provisions to facilities needs • Energy Management & Sustainability (ESG): Track and measure energy consumption and carbon footprints
