As Commercial Manager, I oversee the full commercial function across multiple design & build projects, leading a team of Quantity Surveyors and Assistant QSs to ensure strong cost control, contractual compliance, and profitability from pre-construction through to final account.Key responsibilities and achievements include:Team Leadership: Managing, mentoring and developing the commercial team to maintain consistent reporting, forecasting, and contractual standards across all live projects.Cost Control & Reporting: Overseeing monthly CVRs, cash flow forecasting, and value tracking to maintain margin protection and early identification of commercial risks.Contract Administration: Managing projects under JCT Design & Build and bespoke client contracts, ensuring compliance with all contractual obligations, notices, and change management procedures.Procurement & Supply Chain: Developing procurement strategies, leading tender reviews, and negotiating best-value subcontract packages while maintaining programme and quality requirements.Subcontract Management: Overseeing the full subcontract process from tender through to final account, ensuring clear scope definition, timely payment, and effective performance management.Value Engineering: Driving cost efficiencies and innovative solutions in collaboration with the design and delivery teams to maximise project value without compromising quality.Change & Risk Management: Leading commercial change control processes, managing variations and EOT claims, and mitigating risk through proactive engagement with project stakeholders.Client Interface: Acting as a key commercial point of contact for clients, consultants, and senior management, fostering open communication and maintaining long-term relationships.This role demands a strong balance of commercial discipline, contractual awareness, and leadership to deliver profitable, well-controlled projects within a fast-paced main contracting environment.
