I mentor my team, which includes both the office and maintenance staff, on a daily basis by delegating tasks and assisting in various areas such as leasing, issuing 3-day notices, monitoring parking, walking through vacant homes, providing an additional set of eyes on work order completion, and managing unit turnovers. Each day, I work to overcome occupancy challenges and develop strategies to improve our effectiveness in phone presentations, email responses, tour conversations, and overall communication. I also focus on enhancing the appearance and availability of our units. Annually, I conduct unit-by-unit inspections with the on-site team to ensure the safety, quality, and appearance of all homes, making sure that all residents comply with their lease agreements. This helps prevent potential damage, assess necessary improvements, and protect the owner’s assets. I prepare monthly reports including MRP, AME, variance analysis, accruals, reclasses, and budget and 10-year capital financial statements. These documents aid in the decision-making process for upcoming improvements and capital projects for the following year. Additionally, I assist in daily property walks to monitor lighting conditions, identify trip hazards, ensure compliance with safety regulations, and address any declining landscape issues.
