Responsibilities include, oversight of new construction projects, technician staffing and training, building and property maintenance, negotiate service contracts, develop and manage annual expense and capital budgets, both five and current year capital plans, develop and oversee major capital projects, safety, and code compliance.Directly oversee in-house electrical work, plumbing, construction, powered equipment repair, conveyor repair, ammonia refrigeration, fire sprinkler system, water tanks, design and fabrication of work areas, rack repair and sanitation department.Manage one salaried report and thirty-five hourly reports. • Oversee all Maintenance Department to ensure operation in a safe and economical manner• Ensure all buildings mechanical & operational systems function properly.• Identify required investment and timing to present to Distribution Director.• Oversee all capital and expense renovation and repair projects. • Ensure proper design, engineering and scope documentation is prepared as well as bid packages. • Qualify contractors and award bid(s). • Control project schedule to minimize potential disruption to the business. • Manage projects to meet established budgets.• Plan annual maintenance budgets, review and audit period and year end expense to ensure proper accounting. • Ensure compliance with all OSHA and local requirements as well as addressing all employee concerns in a timely manner. • Develop staff to respond to all maintenance, project and safety needs. • Train/develop back up staff and plans for each subordinate.• Managing/Scheduling/Developing Human Resources. • Working knowledge of Heat Transfer, Material Handling, Fluid Mechanics. • Lean manufacturing principals. • Vendor relationships
