Comprehensively dealing with pre-litigation and litigation aspects of a disrepair claim-Taking initial instructions from clients, and ensure correct circumstances are recorded on the file-Ensuring the clients notify the landlords about the disrepairs-Research into the property history, requesting correspondence, photographs, CCTV, receipts etc. to ensure the appropriate evidence is obtained as early as possible-Obtain FOAs for any records or files or notices-Submit Letter of Claim to the landlord(s) and chasing for the response-Consideration of denial and/or disclosure received from the Defendant(s)-Facilitating a joint or sole inspection of the property by the expert(s)-Arranging for alternative dispute resolution, if the parties are ready to exchange information & documents related to the claim, including the expert reports-A settlement or a court action to be resorted to depending on the agreement/disagreement to schedule necessary works basing on the expert(s)\' reports-Drafting PoCs, and instructing the Counsel; providing enforcement support.
