CAPEX Related Procurement and Tendering Works of Various Packages of works within premium Business Parks at prime locations in Mumbai, NCR, Chennai, Bengaluru and Ahmedabad comprising the total portfolio over 16 million Square Feets.• Receiving purchase requisition (PR) to procure specific goods or services for the projects.• Scrutinizing the Vendors / Contractors for the Projects along with their Pre-Qualifications and the conducting Due Diligence of the Vendors.• Preparing the Tender Package and Floating the Tender by sending RFP/RFQ to the Registered Vendors for getting the Initial Quotes against the said works and following up with them to receive the Quotes.•Conducting Pre- Bid Meeting & Responding to Bid Queries.• Researching and sourcing prices for materials and labor to calculate the overall cost of the project.• Preparing the Rate Analysis (RA) for the works/Items mentioned in the Tender for getting a target price.• Negotiations with the Vendors for the Rates and other factors to achieve the target price.• Preparing the Note for Approval with recommendation for Awarding the Contract of the Works/Purchase.• Preparation of Contracts, Purchase Orders, Consultancy Agreements & Escalation Letters (EL) into SAP.• Review, negotiate and prepare claim settlements in case of Claims raised by the Contractors.• Preparing the Certificate of Payments (COP) and processing the Contractors bills into SAP by ensuring work performed are in accordance with the Contracts terms and Conditions as per the Standard OperatingProcedures (SOP’s).• Final Closure of Contracts along with complete handover of the works with the submission of Work Completion Certificate and No Claim Certificate.
