Evaluate higher-risk files not meeting standard non-conforming guidelines and policies to determine if policy exception is warranted. Reviewed files’ risks and offsets to determine borrower’s capability and intent to pay. Provide detailed write-ups and thoroughly explained reasoning for exceptions made on loans. Loan amount of million authority. Manage second level reviews of credit policy exceptions and declinations utilizing $4 million in lending authority. • Calculate income from complex financials documents including 1040s, 1120S/1065, 1120 and financials. • Review renovation documents, contracts, renovations plans and renderings for all cash out home improvements refinances along with HELOC and COOP combination requirements. • Examine home improvement specific plans and budget contracts. • Evaluate COOP and Condo combination plans for combining units • Assess escrow hold back ensuring all pending work on subject property is completed. • Determine business health and credit risk by analyzing customers’ financial information, including 1040s, 1120S/1065, 1120, profit and loss, balance sheet, pro forma statements, and complex asset structures of businesses. Evaluated income via cash flow and base line methods. • Review and approved appraisal products (full appraisals, desktop, automated) for all property types. • Participate in the escalation process by preparing and presenting escalation templates and articulating the final decision to Sales and Underwriting. • Work with Senior Credit Leaders to determine creative solutions to provide mortgages to credit-worthy borrowers and to provide excellent customer service. • Provide input for the implementation of credit policy updates.
