Evaluation and oversight of all capital improvements required for any properties. Ensure all aspects of accounting, including rent collections, delinquent accounts, and purchasing within operating. Review and approve of all expenses of property managers and implementation of policies and procedures. Review bids and approve estimates of improvement projects. Preparation of the annual operation and capital expenditure budgets. Review and analysis of monthly budgets and actual spending of each site; monitoring of security issues at all sites. Hiring and supervision of all resident managers and superintendents. Evaluate manager’s performance, complete annual performance reviews. Provide training and instruction to the staff so the compliance success to be trained. Evaluation and response to tenant concerns. Management of unresolved tenant issues, all emergencies’ situations, and legal issues. Inspection of all property grounds and facilities to ensure adequate maintenance and condition. Overseeing the preparation and the completion of all state, city, and annual bank inspections. Preparation for and facilitation of all evictions and small claims cases, preparation of reports summarizing important activities, and identifying both short- and long-term goals.
