ABOUT GUY SANDERS

I am a keen and intuitive graduate student, who studied Real Estate at Nottingham Trent University, achieving a 2:1 grade. I have also worked on placement at Cluttons and The London Management Company, helping to expand my knowledge within Real Estate. I have studied a range of modules, including- Investment Appraisal & Valuation- Corporate Real Estate- Research Project- Portfolio & Fund ManagementThe Investment Appraisal & Valuation module required me to complete a 9-page secured lending valuation for a commercial mixed-use property in Regent Street, using term and reversion or the the hardcore layer method to estimate the value on the software KEL. Due diligence checks were required using the RICS Red Book, while also using comparable evidence collated from CoStar and Estates Gazette to estimate the yield. The Corporate Real Estate module helped to develop my understanding of Corporate Real Estate Asset Managers and the roles that they undertake. I completed a group relocation project that involved arranging a suitable office location for a company in Dubai, analysing their budget, space plan, creating an executive summary and a taxonomy of work spaces. This was then summarised and a presentation was created and delivered to the board of the company. I also completed a retail report as part of the module.For the Research Project module, I created a dissertation surrounding the impact and growth of PropTech on the Real Estate industry in the UK. This involved collating primary research to support my opinions and findings. This research was then analysed and assorted into a final conclusion, in which I discovered that PropTech has currently had a significant impact on improving efficiencies in the industry, as well as helping to encourage sustainable practice. While developments in the future will further improve its impact on the industry.The Portfolio & Fund Management module involved creating a fund, collating a portfolio of properties for clients to invest in, this meant benchmarking against other funds. An exam was also completed as part of this module.My placement consisted of working in infrastructure surveying at Cluttons, helping arrange access for engineers to telecoms sites, and resolving landlord and tenant disputes, this involved lease analysis and advisory. I also worked in property management at The London Management Company, carrying out inspections of prime and super prime residential properties in Central London on behalf of clients. Each of these experiences have significantly improved my knowledge of the industry.
